Do you just build for first homebuyers? No, Homebuyers Centre can build a home for anyone. Many of our clients are 2nd and 3rd homebuyers. Who will actually be building my new home? Homebuyers Centre are a Registered Builder and all our homes are built from our Head Office at 7 Delawney Street in Balcatta. Homebuyers Centre are one of the most awarded 1st Home Builders in Western Australia having received many awards from both the Housing Industry Association and Master Builders Association. When do my repayments start? During the course of construction you are generally only required to make interest re-payments on the amount of the loan that has been drawn. Full re-payments commence once construction is completed and the house is handed over to you. Ask one of our consultants for further information. How much can I borrow? One of our experienced in house Finance Consultants will be able to advise you on how much you can borrow. They will also be able to advise the best finance for your needs, be it our Low Deposit Home Loan, Keystart Government Guaranteed Loan or finance from one of a number of banks. Contact one of our consultants now to see what you qualify for or fill out our Home Loan Qualification Form. What areas can I build in? It is entirely up to you where you would like to live. At Homebuyers Centre we have home ownership packages in most suburbs. The following should be taken into account when choosing your new homesite: An area with good growth potential Adequate services - parklands close by, public transport, shops, schools Relatively level site - to reduce excessive siteworks costs Correct solar orientation taking into account your preference of home design How long will it take to build my new home? The time it takes to build your new home is split in two sections, Pre-Construction and Construction. Pre-Construction which includes your Finance Interview, Building Licence Application, drawing of your plans and Pre-Start Interview takes approximately 20 weeks. Once all the items in Pre-Construction have been completed and all approvals received, construction of your new home takes place. The estimated time for construction is around 24 weeks although this may change depending on weather conditions and the availability of tradespeople. What are siteworks? Homebuyers Centre make an allowance for Siteworks in your Preliminary Agreement. We then order an Engineers Report and Survey upon which the site costs are based. These costs can include but are not limited to: Removal of trees and debris Levelling and compacting of the site Connecting services - electricity, water, gas Retaining walls (if applicable) A siteworks allowance will be included in your package
